Barringer is hiring a Preconstruction Manager to support the Charlotte, NC market. The ideal candidate will have 5-10 years of experience working with a commercial general contractor and will be responsible for creating and implementing project and bid strategies. This position will do so by analyzing project proposals and historical cost data.

Essential Duties & Skills:

· Attend pre-bid meetings and walkthroughs

· Develop scope

· Present budgets

· Prepare take offs/quantity surveys

· Conduct Bid leveling and scope gap budgeting

· Support conceptual estimating

Responsibilities:

1) Market Intelligence

a. Know the regional market conditions, construction trends, lead times, pricing

b. Maintain knowledge of competitive advantages in the industry to aid bidding process.

2) Brand Building

a. Grow meaningful relationships with trade partners, A/E firms & brokers

b. Build meaningful relationships in the community through volunteerism

3) Support Pursuits

a. Identify pursuit-specific strategy and bring creativity to the approach

b. Contribute to budgets & constructability reviews

c. Obtain accurate quotes for materials and systems to establish accurate cost estimates.

d. Resolve cost discrepancies by collecting and analyzing information.

4) Support Projects

a. Ensure smooth financial handoff

5) Operations Alignment

a. Seek feedback on projects, trade partners, designers & owners

The ideal candidate will have 5-10 years of experience working with a commercial general contractor. To perform this job successfully, an individual must have the following skills, knowledge and experience in commercial construction. Education and/or Experience:
Bachelor's Degree or equivalent experience in Construction Management or related field of study. 5+ years of experience in commercial construction estimating, project management and/or preconstruction. Desired construction experience includes industrial, upfit and out of the ground projects.

Language Skills: Ability to read, analyze, and interpret building plans, schedules and product specification sheets or governmental regulations (permitting, EPA, Zoning, Fire Marshal). Ability to understand and visualize project construction from start to finish and build budgets for each phase. Ability to effectively present information and respond to questions from groups of managers, clients, customers, and the general public.

Math Skills: Ability to add, subtract, multiply, divide and measure.

Reasoning Ability: Ability to solve problems and deal with a variety of customers, co-workers and subcontractors. Ability to interpret a variety of instructions furnished in written, oral, blueprint/plan or schedule form. Ability to manage deliverables to meet the given due date.

Physical Demands: The employee is frequently required to stand, walk or sit. Must be able to move about freely in an office and construction environment. Specific vision abilities required by this job include close vision to work on a computer and to read plans and documents.

Work Environment: The employee will primarily spend time in an office environment and occasionally on indoor and outdoor construction sites with fluctuating temperatures, changes in elevation and occasional dusty conditions.
