Maintenance Supervisor at Oakwood Community Living Center – Dyersburg, Tennessee

SUMMARY

To ensure the building(s), equipment, and utilities are maintained and to ensure repairing of physical structure of buildings and maintaining grounds by performing the following duties.

ESSENTIAL DUTIES AND RESPONSIBILITIES include the following.

· Visible commitment to the CES mission, vision, and values; emphasizing and modelling the need for collaboration and teamwork.

· Effectively handle resident service requests and correct within 24 hours when possible.

· Review all policy and procedure manuals and adhere to them.

· Maintain accurate records regarding preventative maintenance, service requests, work-in-progress, etc.

· Planning and completing work.

· Manage budgets and supplies.

· Perform repairs such as painting and performing structural repairs to masonry, woodwork and furnishings of the facility.

· Perform preventative maintenance on facility, grounds, and equipment.

· Complete ground’s maintenance to include mowing lawns, trimming hedges, removing weeds, and raking and disposing of leaves.

· Requisition tools, equipment and supplies.

· Inspect completed work for conformance to blueprints, specifications and standards.

· Study production schedules and estimates worker hour requirements for completion of job assignment.

· Establish or adjust work procedures to meet production schedules.

· Arrange for and manage outside repair, maintenance and construction services according to procedures.

· Perform and maintain proper floor care maintenance.

· Other duties may be assigned.

EDUCATION and/or EXPERIENCE

· High-School Diploma or equivalency required.

· At least 5 years’ experience as a Maintenance Technician, preferably in property management.

· Must be able to perform plumbing, carpentry, locksmithing, painting, dry-wall repair, grounds maintenance, and snow removal.

· Must be available to handle on-call emergency services on an as-needed basis.

CERTIFICATIONS, LICENSES, REGISTRATIONS

· Valid driver’s license.

· Ability to multi-task while being detail-oriented.

· Intermediate computer skills.
