Tract Capital has introduced two digital infrastructure strategies. The first is a horizontal powered land strategy focused on creating master planned data center campuses called Tract. The second is the mega-campus vertical development strategy called Fleet Data Centers.


Tract Capital is seeking a Corporate Paralegal in connection with its real estate investment business that will be stationed at Tract Capital’s headquarters in Denver, Colorado. The successful candidate will work closely with the legal departments across Tract Capital and its strategies, including Tract and Fleet. The position is a highly visible role that includes hands-on, frontline work across the organization and externally in the execution of large, industrial land acquisition transactions nationwide, as well as corporate structuring, real estate financing, development, construction, operations, and related matters.

What you'll be doing

  • Assisting with compliance, entity management, HR and related company business responsibilities at Tract Capital
    • Performing legal due diligence
    • Conducting legal research on various legal issues affecting the company, including corporate governance
    • Assisting in monitoring regulatory compliance with applicable laws, regulations, and industry standards relevant to the company’s operations, including real estate, and land use laws
    • Managing corporate records, including organizing and updating corporate books, records and filings, and ensuring compliance with corporate formalities, and regulations
  • Evaluating and managing land acquisitions, sales and financings; working entitlement, development and construction processes; and working on corporate, infrastructure, vendor, and all other Company transactional and regulatory matters
    • Assisting with title and survey review and coordinating escrow, and closing processes
    • Reviewing land use and zoning regulations and assisting in obtaining permits, variances, and rezoning approvals for development
    • Drafting documents and reviewing real estate and corporate documents, including tracking contract deadlines, and financing deadlines
  • The successful candidate will be a self-starter, comfortable working in a fast-paced, entrepreneurial, team-friendly environment with limited day-to-day oversight

Qualifications

  • Paralegal certification or bachelor’s degree
  • 5+ years of experience working as a corporate or real estate paralegal in a legal department or law firm

Required Skills, Talents, and Experience

  • Experience in drafting, reviewing, and preparing complex contracts
  • Excellent research, writing, and analytical skills
  • Proficiency using legal research tools, and software
  • Familiarity with corporate record-keeping
  • Ability to prioritize tasks, meet deadlines, and manage multiple projects simultaneously
  • Strong interpersonal and communication skills, with the ability to collaborate effectively with cross-functional team members
  • Commitment to maintaining confidentiality and upholding ethical standards
  • Willingness to learn new areas of law with regard to transactional, corporate, and real estate processes

Preferred Skills, Talents, and Experience

  • Knowledge of real estate law principles, practices ,and procedures
  • Experience in real estate, land use and development, construction, infrastructure, financing, and complex transactions
  • Experience in reviewing and preparing real estate documents required for all steps of the real estate purchase, sale, financing, and development process
  • Knowledge of corporate governance
  • Familiarity with real estate finance and real investment trusts (REIT) highly desirable

Anticipated Salary Range (based on experience)

  • $90,000.00-120,000.00 and discretionary bonus
