Maintenance Technician

Wyvernwood Garden Apartments • Non-Exempt • Reports to: Senior Service Supervisor

Position Overview

FAM Residential is seeking a skilled and service-oriented Maintenance Technician to join the on-site team at Wyvernwood Garden Apartments, a large-scale multifamily community in Los Angeles. In this role, you will be the hands-on expert that residents rely on to keep their homes safe, comfortable, and well-maintained. Your work goes beyond completing work orders — it directly shapes the quality of life for the people who call this community home.

Key Responsibilities

Resident Service & Repairs

  • Respond to resident service requests by diagnosing problems and completing repairs promptly and professionally.
  • Document all work accurately in the property management system to ensure service history is properly tracked.
  • Deliver outstanding customer service with every interaction, representing FAM Residential with professionalism and care.
  • Complete all repairs in accordance with applicable safety standards and building code requirements.

Make-Ready & Unit Turns

  • Transform vacant apartments into move-in ready homes through the full make-ready process.
  • Conduct pre-move-out inspections and develop punch lists for needed repairs and improvements.
  • Coordinate with vendors and contractors as needed to complete unit turns efficiently and to quality standards.
  • Minimize vacancy loss by completing turns on schedule without compromising quality.

Community Maintenance

  • Maintain grounds, common areas, and amenities in excellent and safe condition.
  • Perform general cleaning, pressure washing, painting, and debris removal as needed.
  • Conduct routine property inspections to proactively identify maintenance needs and safety concerns.
  • Inspect vendor and contractor work to ensure it meets FAM Residential’s quality standards.

Operational Support

  • Track inventory levels and communicate reorder needs to the supervisor in a timely manner.
  • Practice responsible cost-control by repairing rather than replacing when appropriate.
  • Participate in required safety meetings and complete all OSHA training as directed.
  • Report accidents and incidents promptly and accurately in accordance with company policy.
Qualifications

Required

  • Minimum 1 year of maintenance experience in a residential, commercial, or related setting.
  • Valid driver’s license with a clean driving record.
  • Strong technical knowledge across multiple maintenance disciplines including plumbing, electrical, HVAC, and general repairs.
  • Ability to work any shift, Sunday through Saturday, including on-call rotation as needed.
  • Attention to detail and a consistent commitment to quality workmanship.
  • Customer service orientation — you genuinely care about resident satisfaction and the community’s well-being.
  • Physical ability to perform the demands of the role, including lifting up to 50 pounds and working in varying conditions.

Preferred

  • EPA Type I and II (or Universal) certification; any additional certifications required by state or local jurisdiction.
  • Experience with Yardi or a comparable multifamily property management software platform.
  • Prior experience at a large-scale multifamily residential community.
  • HVAC, plumbing, or electrical trade certifications.
