About the role:
We are seeking an experienced Multifamily Real Estate Financial Modeler to support underwriting, due diligence, transaction execution, financial planning and analysis, and related tax credits & incentives for multifamily acquisitions, value-add projects, new development deals, and portfolio-level decision making. This hybrid role requires strong Excel modeling skills, a solid understanding of multifamily operations, the ability to translate complex data into clear recommendations, and hands-on experience assisting with closing processes and capital raising. The ideal candidate is also comfortable leveraging AI tools responsibly to accelerate model building, scenario analysis, and reporting workflows.
What you'll do:
Financial Modeling
- Build, refine, and maintain complex Excel-based financial models specifically for multifamily properties.
- Create detailed rent growth assumptions, leasing absorption, operating expense profiles, renovation budgets, capex schedules, and cash flow projections.
- Conduct sensitivity analyses, stress tests, IRR/NPV calculations, and capital stack modeling for multifamily investments.
- Underwrite value-add strategies by modeling unit turns, rent premiums, renovation timelines, and incremental revenue impacts.
- Build and maintain portfolio-level, business plan, and scenario models to support budgeting, forecasting, re-forecasts, and variance analysis across the finance function.
- Partner with Finance leadership to support FP&A activities including annual budgets, quarterly forecasts, capital planning, and performance tracking against plan.
- Leverage AI tools responsibly to accelerate model creation, automate repetitive analysis, improve data synthesis, and enhance reporting while maintaining sound judgment and model integrity.
Deal Underwriting & Analysis
- Analyze T-12s, rent rolls, leasing reports, OM packages, and market comps to develop accurate underwriting assumptions.
- Support acquisitions by preparing deal summaries, value-add analyses, stabilized pro formas, and return metrics.
- Perform market research on rent comps, absorption trends, operating expenses, and demographic drivers.
- Support transactions related to advances, bridge facilities and sales on tax credits.
Transaction & Closing Support
- Assist in due diligence: review third-party reports, track documentation, and integrate findings into the model.
- Help manage closing timelines, ensuring key deliverables and model updates are completed on schedule.
Collaboration & Reporting
- Work closely with acquisitions, asset management, tax credit & incentive, capital raising and development teams preparing use case specific modelling
- Present model outputs in clear, professional formats for internal investment committees.
- Provide ongoing updates on deal status, underwriting findings, and projected returns.
- Support finance and operating teams with project analysis, portfolio performance, and phase-gate or investment committee decision making.
- Prepare clear variance reporting and decision-support materials that connect underwriting, asset management, development, and finance perspectives.
Qualifications:
- 5+ years of experience building models in support of multifamily real estate (underwriting and acquisitions, development, or asset management).
- Experience building and designing interconnected modelling systems and processes that tie use cases together in a cohesive way to drive better decision making, reporting and execution
- Experience establishing repeatable modeling processes that support governance, internal controls, and consistent decision-ready reporting across stakeholders.
- Experience quantifying ITC and HTC tax credits, and assessing the impacts and tradeoffs of incentive programs on project sourcing and overall return on investment.
- Experience with affordable housing programs and financing mechanisms, including HUD programs, Low-Income Housing Tax Credits (LIHTC) and state tax credit experience (e.g., SLICHT) preferred
- Strong understanding of multifamily metrics, including cap rates, rent rolls, leasing assumptions, DSCR, expense ratios, IRR, cash-on-cash, waterfalls, and pro forma development.
- Experience supporting transaction closings, due diligence coordination, and lender deliverables.
- Experience supporting Financial Planning & Analysis processes such as budgeting, forecasting, variance analysis, and management reporting.
- Comfort using AI tools to support financial modeling, analysis, and workflow efficiency, with the ability to validate outputs and apply strong professional judgment.
- Excellent analytical, organization, and communication skills.
- Ability to work effectively independently (including in a remote environment if necessary).
- Expert-level proficiency in Microsoft Excel and/or Google Sheets.
- Bachelor's degree in Finance, Real Estate, Economics, or related field.
Preferred Skills
- Experience with value-add multifamily business plans.
- Familiarity with lease-ups, renovation phasing, debt terms, JV structures, and capital budgeting.
- Experience with real estate and property management platforms such as Yardi, MRI, RealPage, or similar systems is a plus.
- Experience partnering across investment, development, asset management, and finance teams to build decision-ready models and reporting.
- Curiosity and adaptability in applying emerging AI tools to financial analysis, model development, and presentation materials.

95,000 - 120,000 USD per year(Buffalo, NY)
