About This Position

Description:

Summary: Performs a variety of facility maintenance and construction tasks, personally and with the assistance of other employees or sub-contractors. This is a Full-Time Year-Around position

Essential Duties and Responsibilities: Other duties may be required:

  • Property Preservation & Safety: Ensure the physical condition of all grounds, building interiors, and exteriors meets company operating and safety standards through regular cleaning, decorum management, and adherence to official safety programs.
  • Resident Service & Communication: Handle all maintenance-related resident issues in a timely manner, while maintaining clear communication regarding status updates with both residents and the Engineering Supervisor.
  • Workflow Management & Documentation: Organize, prioritize, and document all service requests and general maintenance tasks in strict accordance with the company’s official service order procedures.
  • Unit Turnover & Quality Control: Ensure vacant units are made "rent-ready" within established timelines and conduct thorough inspections of all make-readies to maintain high quality-control standards.
  • Seasonal & Amenity Maintenance: Execute specialized maintenance for the spa and swimming pools (including water testing and chemical balancing) and manage seasonal snow control for parking lots, sidewalks, and balconies to ensure year-round safety.
  • Operational Support & Training: Monitor inventory levels for spare parts and supplies, provide security coverage as needed, and actively participate in required company training classes and safety policies.
Requirements:

Knowledge, Skills, and Abilities (KSAs)

  • Ability to diagnose and perform basic repairs across multiple trades, including HVAC, plumbing, electrical, sheetrock, general carpentry, painting, and pool/exterior maintenance. (Note: Major repairs are escalated to licensed contractors).
  • Must be available for a flexible work schedule, including nights, weekends, holidays, and mandatory on-call rotations during inclement weather or state emergencies.
  • Demonstrated strong customer service orientation with the ability to communicate effectively, both verbally and in writing, with residents and team members.
  • Strong organizational skills with the ability to prioritize tasks, manage service orders, and document work accurately.
  • Must possess and maintain a valid Colorado Driver’s License and provide a personal vehicle for transportation during shifts and on-call responses as needed.
  • Proven ability to safely operate a variety of hand/power tools and heavy equipment while strictly adhering to PPE and safety protocols.

Education and/or Experience:

  • High School diploma or General Education Degree (GED).
  • Minimum two year’s experience in Facilities Maintenance or a similar trade or building construction related field.
  • Ability operating and maintaining various equipment—including vehicles, power tools, and hand tools—in a safe and effective manner.
  • Consistent use of required safety apparel (PPE) is mandatory to ensure the protection of oneself, colleagues, and residents.

Employee must be able to work a 40 hour work week. While performing the duties of this job, the employee is regularly required to traverse on uneven and rough terrain, as well as paved and unpaved trails, use hands and arms to handle and manipulate objects, tools or controls; and operate foot controls on equipment. The employee is frequently required to stand, sit, climb, balance, stoop, kneel, crouch, and crawl. When operating equipment the employee is frequently exposed to bouncing, jostling, twisting and turning of the upper body. The employee must occasionally lift and/or move up to 80 lbs.

While performing the duties of this Job, the employee is regularly exposed to fumes or airborne particles. The employee is frequently exposed to wet and/or humid conditions; moving mechanical parts; toxic or caustic chemicals; outside weather conditions, including extreme heat, extreme cold, as well as wet and slippery conditions. While outside the employee is occasionally exposed to direct sunlight, dust, pollen and equipment exhaust fumes. The employee is occasionally exposed to high, precarious places. The noise level in the work environment is usually moderate, but can be loud when around machinery or equipment.

Compensation and Benefits

The salary range for this position is between $23.00- $27.00 per hour
