About This Position
A qualified candidate for the Project Superintendent 1 position will possess experience directing the construction of smaller construction projects. The Project Superintendent 1 role is to manage, from inception to completion, the construction process for all projects assigned to this individual. If they are assigned to a larger project as an assistant to a Project Superintendent 2 or 3, they will work as directed by the Project Superintendent 2 or 3 on that project.
The Project Superintendent 1 will provide leadership, and management, of the execution of commercial construction projects from the start of construction through the successful completion of the project closeout on all assigned projects. Success will be measured by the completion of projects on time, with the highest quality, in budget, with raving clients.

Superintendent shall provide energetic accountable leadership on the jobsite and in coordination with the Project Manager, to ensure all scopes of the project are completed on time and at the highest quality required by the construction documents.

Proactively manage the job using intelligence, experience, and common sense.

Main communicator of the project schedule to all individuals and companies working on site. Who ensures that all scheduled work is occurring and completed on time.

Attend the preconstruction meeting with the Owner, Architect, and the PEC team.

Be an advocate for the job. Make sure that it is always moving forward.

Responsible for daily coordination and sequencing of all work on the project site.

Review plans and specifications to identify the types and grades of materials and equipment needed and to ensure compliance with project requirements.

Reviews the estimate to understand how the budget fits the construction and time frame of the projects assigned.

Conduct pre-job meetings with the Project Manager to review scope of work, manpower requirements, work sequence, special requirements, and safety awareness.

Develop a “game plan” with the Project Manager and then assist in the creation of the formal project schedule.

Understand how to read subcontract scopes and major purchase orders so that you can enforce contract requirements.

Coordinate and collaborate with the Project Manager throughout the full project cycle.

Complete and distribute the 3-week lookahead schedule every week.

Determine with the Project Manager the equipment needs of the project.
-
Review buyout log to ensure all scopes are covered.

Responsible for managing a good working relationship with the Owner, Architect, and all trade partners.

Review all subcontracts so that they are aware of what scope is in every subcontract.

Oversee and manage Assistant Superintendents, Foremen, and crew(s).

Supervise onsite self-preform manpower.

Coordinate the job site layout.

Coordinate all required temporary facilities for the project site. (Trailer, Conex, power, water, porta potties, data, fence, PEC banners, etcetera.)

Coordinate timely inspections.

Monitor and log daily project activities and milestones to include uploading photos and reports to Procore daily.

Log start and finish dates daily.
-
Update the project schedule monthly and end of the month's completion percentage with the Project Manager.

Create, manage, and complete punch lists within 2 weeks of receiving substantial completion.

Responsible for implementation of field quality control plan.
-
Responsible for implementation of field safety plan.
-
Ensure that there is an SDS folder with the actual hazards on the jobsite.
-
Responsible for implementing and maintaining jobsite security through the entire course of construction.
-
Identify problems early and find solutions; ensure the highest level of quality is achieved.
-
Hold personnel and subcontractors accountable for safety, schedule, budget, and quality.
-
Responsible for overseeing, managing, and enforcing all safety requirements daily.
-
Read and interpret construction documents and identify issues and discrepancies in documentation.
-
Responsible for reviewing all the design details. If there is not enough information to build per the details, Superintendent will be responsible for getting an RFI written to gain clarity.

Ensure that everyone is constructing the project in accordance with all of the construction documents.
-
Maintain Payroll for labor on the job.
-
Effectively plan manpower with Project Manager to ensure self-preform scopes of work are completed within the budgeted manhours.
-
Accurately code time and/or field purchase orders and field purchases.
-
Return dray tickets to the office for attaching to invoices.
-
Maintain and log company tools that are on the job site.
-
Order and manage rental equipment that is on the job site.
-
Will conduct weekly subcontractor coordination meetings.
-
Maintain safe work sites, ensuring that all sites, subcontractors, and team members are compliant with OSHA guidelines.

Assist Assistant Project Managers and Project Managers with all RFIs, submittals, contract documents, SKS, and ASI’s.
-
Will attend the weekly OAC meeting.
-
Review weekly labor costs with the Project Manager, using the Superintendent budget. Review the Superintendents budget so that you are aware of the actual manpower and workdays that have been budgeted for all tasks.

Schedule and lead pre-work meetings with the assistance of the Assistant Project Manager or the Project Manager, with all subcontractors, to go over scope, safety, schedule, plan, and submittals.

Fill out and follow the concrete pre-pour checklist. Coordinate all concrete pours.

Prepare daily Job Hazard Analysis with our labor, and with the subcontractors.

Responsible to ensure all required safety, federal, and state signage is installed as required by the company and all regulations.

Ensure that the State Fire Marshall is scheduled at least 1 month prior to the needed final inspection.

Must perform a modified set of responsibilities if assigned to a larger project with a Project Superintendent 2 or 3. Expectation will be clearly communicated between all parties and the Director of Operations.

Test and commission all systems as required to ensure proper functionality and in accordance with the projects requirements.

Responsible for coordinating the construction details.
-
Responsible for verifying the detailed components layout and installation of all construction components to ensure compliance with manufacturer installation requirements and proper fit within project spaces.
-
Flag discrepancies via RFI process.
-
Takes total ownership of the project with limited guidance on complex situations and dispute resolution.
-
May manage all aspects of small to midsize construction projects with upper-level oversight.
-
May construct their own projects turnkey with upper-level oversight.
Supervisory Responsibilities

Participate in the recruiting, hiring, and training of new staff, specifically Assistant Superintendents, Foremen, and crew(s).

Oversee the daily workflow of the project.

Develop performance goals collaboratively with their direct reports.
-
Ensure that performance goals are clearly communicated and current.
-
Provide fair, constructive, and timely feedback towards performance expectations and goals.
-
Conduct performance evaluations according to established systems and policies.
-
Provide assistance, guidance, and coaching support as needed.
-
Handle discipline of employees in accordance with company policy and in collaboration with their supervisors and HR.

Oversees daily construction operations with a focus on maximizing efficiency, minimizing waste, and maintaining strict adherence to project budgets and schedules.
Education, Experience, & Qualifications

Bachelor’s degree in construction or related field, and/or a minimum of 3 years demonstrated experience in commercial construction field management.

Computer skills including proficiency in Microsoft Office, Procore, P6, Bluebeam, and other project management software.

Must ensure work is executed safely in accordance with OSHA standards.

Must have excellent attention to detail.

Must possess strong written and verbal communication skills.

Must have experience with all aspects of commercial construction.

Must be able to read and interpret construction documents and identify issues and discrepancies in the documents.

Must be able to plan and schedule the completion of work with economics, safety, and budget in mind.

Must be proficient at multi-tasking and organizing activities to meet deadlines.

Must understand the technical requirements of the construction industry.

Must be knowledgeable of standard contracting procedures and practices.

Must be able to manage field supervisors and subcontractors.

Must have excellent time management skills

Must maintain a positive and professional working relationship with clients, subcontractors, vendors, and coworkers.

Must have OSHA 30 Hour Certification.
